Thatching Services in Cape Town

Eight things we do, and exactly what each one includes. Every job starts with a free site visit anywhere in greater Cape Town: measured, photographed and quoted in writing within three working days.

01

New thatch roofs

Lapas, gazebos, bomas, patio covers, entertainment areas and full residential roofs. We handle the structure and the thatch together: treated gum poles or engineered timber, a true 45° pitch, and 200–250 mm of hand-dressed Cape reed laid to shed water the way it should.

Engineer-signed drawings and council-ready documentation on request
Fire-retardant treatment and certificate included as standard
Typical lapa completed in 7–12 working days, weather permitting
Written workmanship guarantee, with 30–40 year expected reed life

Re-thatching

When a roof has thinned past repair, we strip it back to the battens, replace anything rotten, and re-lay with fresh graded reed. Interiors are sheeted and taped before a single bundle comes off, so your ceilings, floors and furniture stay clean.

Full timber and batten inspection with photos before we re-lay
Option to re-thatch in sections so the house stays liveable
Old reed removed and disposed of, site swept daily
New ridging, capping and fire treatment as part of the price

Repairs & maintenance

Leaks after the first big rain, slipped ridges, storm damage, bird and rodent nesting, or a valley that never drained properly. We find the actual cause: usually pitch, ridging or a thin patch: and fix that rather than smearing sealant over it.

Callouts within 48 hours in greater Cape Town, sooner for active leaks
Annual maintenance plans: comb, clear valleys, check ridging pre-winter
Written inspection reports for sales, bonds and insurance claims
Bird-proofing, wire netting and vermin exclusion

Fire-retardant treatment

Most Cape Town insurers and every HOA we deal with now want proof that your thatch has been treated. We spray SABS-approved retardant at the specified coverage rate, top and underside where accessible, and issue a signed certificate with batch numbers and litres applied.

Certificate accepted by major SA insurers and municipal inspectors
Re-treatment reminders every 4–5 years, or after major re-thatching
Guidance on lightning protection, spark arrestors and chimney clearances
Non-staining, non-corrosive product safe around pools and planting

Waterproofing, ridging & capping

The ridge is where most Cape thatch roofs fail first: it takes the full brunt of the south-easter. We rebuild ridges properly in reed, fibre-cement or screeded capping, and install sealed under-membranes on rooms where a single drip is one too many.

Reed, fibre-cement or screed-and-tile ridging to suit the building
Sealed membrane systems under new thatch for bedrooms and lofts
Flashings, valleys and chimney junctions detailed and re-sealed
Leak-tested with a hose before we call it done

Cape reed & thatch grass supply

We buy Cape reed direct from harvesters on the West Coast and Vermaaklikheid thatch grass from the Overberg, so we know the grade before it leaves the field. Supply only for builders and developers, or supply-and-install with our own crew.

Graded Cape reed, Vermaaklikheid grass, laths, wire and treated gum poles
Delivery across the Western Cape, off-loaded and stacked on site
Trade pricing for builders, developers and landscapers

07

Lapas, bomas & gazebos

Freestanding entertainment structures designed around how you actually use the garden: the braai, the pool, the view of the mountain. We set out the footprint on site with you before a single pole goes in the ground.

Square, rectangular, hexagonal or round bomas from 3 m to 12 m span
Treated gum poles or sawn timber, with built-in braai and lighting conduit
Levelled slab, paving or deck coordinated with your landscaper
HOA and estate submission drawings prepared where required

Roof inspections & reports

A written, photographed condition report on the thatch, timber, ridging and fire treatment: the document estate agents, bond inspectors and insurers ask for. We give remaining life in years, not adjectives.

Turnaround in three working days, PDF straight to you and your agent
Photographed defect schedule with repair costs separated from re-thatch costs
Accepted by major SA banks for bond approvals on thatch properties
Fee credited back if you appoint us for the recommended work
